Kasa Kris is a two bedroom, two bath beachfront town home located in the Las Olas section of Las Conchas. The master bedroom has a queen size bed and private bath. The second bedroom has Two Twin size beds. The kitchen is fully equipped, excluding dishwasher, and most small appliances including, coffee maker, blender, toaster, and microwave, there is also a breakfast bar that doubles as a preparation space and bar seating for three. The living/dining area has a dining table for four, decorative fireplace, queen sleeper sofa, and offers a beautiful view of the Sea of Cortez. There is a covered patio, patio furniture provided, and charcoal barbeque (bring own charcoal). Other amenities include Satellite TV, DVD/VCR, radio, WiFi, ceiling fans throughout, and each room has a wall AC unit. Parking for 2 cars. Owner requests No Smoking Inside and No Pets. Sheets and one set of bath towels are provided.

  The locations is great for beach walking and watching the tide go in and out.
  It is a short drive to the fish market where we got shrimp from the boats we watched come in.
  The twin bed room meant that it didn’t work great for two couples. Better perhaps for a family, but beds are comfortable.

  This condo is fully equipped with pretty much anything and everything you need for your stay except paper towels! That’s the only thing I suggest you bring for your stay. Very clean and comfortable here. I would say if you’re going to grill bring charcoal as the wood in town didn’t seem to want to burn. We would definitely stay here again.

  Our location was great! The living area of the condo was also great for the 4 of us. The second bedroom was not a little awkward with the two beds on side of the wall. The closet that housed some kind of water heater or cooler kept making noises all night which kept us up. The trash bin outside was missing so we ask one of the neighbors if we could use theirs, unit 4. Aside from the items listed, we had a great time. Oh, I forgot one of the loungers on the patio is broken. Thank you. We will go back again next year!

  For the entire 4 days we could not complete a shower as hot water heater was not working properly. I receive a 2 day refund for the 4 days, but they kept the taxes I paid for the to days $42.00. If you don't mind the 8-10 steps from parking to the condo than this is your place. It probably was the best kept unit I've stayed in for the past 20 years. A few small issues. The steps down to the stairs are as rustic as they look. The additional 8-10 narrow steep steps down to the beach were old and in need of repair. The picture of the ice plants you see are very nice to look at but they draw some flies and gnats. There is no real place to sit in the sun as all the other properties have. All in all, at this point in time, I would not recommend this property. Really needs some attention and a sitting area outside in the sun!

  We come to Rocky Point annually at this time of year and typically stay in one of the Los Olas beachfront condo units. This unit met our expectations and was very adequate for our needs. Our only major criticism would be the lack of hot water, it eventually comes out of the faucets as lukewarm at best and in surges of warm and cold. I understand that the water heater is an on-demand type located in the far back bedroom. It is either not functioning properly or, I suspect, is inadequate for this application. When we arrived the first door into the courtyard was so tight in the door frame that it could be opened only with considerable force. The dead bolt hardware was new so it was a puzzle as to why the stuck door frame issue had not been addressed. We were able to rectify that problem with a couple of hours of whittling and sanding. Burned out light bulbs, broken chain switches on the overhead fans/lights and the poor condition of the board walkway out to the beach all point to a lack of interest in keeping the place up to the very highest standard. The place was spotlessly clean and very well furnished with an adequate supply of towels, sheets and bedding. It has a modern kitchen with newer appliances, sink and counter top. It has newer and smoothly functioning windows and sliding glass door which were thoroughly appreciated. There was no reception on the TV, despite the satellite dish shown in the picture. Wifi service however was provided and reliable. Overall we had a very enjoyable stay. I suspect that most of the disappointments noted above might just result from poor inspection and communication between the owner and Oceano regarding responsibility for issues other than cleaning the unit and furnishing of linens. My last suggestions would be to furnish non-slip mats on the floor of the showers and to install a motion sensor on the light that illuminates the steps and walkway through the back entry courtyard.

  The condo is in a great location in Las Conchas. The communication process with the rental company was perfect and everything went smoothly. The place was spotless upon arrival but in general is pretty dated and has some broken blinds, lights that were out and not much in the way of amenities. It's a fine spot to have as a home base if you're not planning to do much cooking or hanging out in the condo.

  Another excellent house provided by Oceano Rentals. The house was very clean and squared away. Air conditioning was ice cold and the wifi worked smoothly with all 4 of us connected to it.   Overall this was a great vacation experience. The beach was right out the back door. The place was charming but not without flaws. This place would be perfect for a small family. the only things we had complaints about were relatively small. The on demand hot water didn't want to work on demand. I had to flip the power on/off switch until it lit and it usually didn't last for more than a couple of minutes. Informed the rental place upon checkout and was told they'd send someone over there to look at it. Another issue was the 's there but unless you know where its at, you can't get the password. Had to drive back to the leasing office to ask about it (it's above the sliding door in the dining room). There was a sewer smell coming out of the master bedroom bath after we took showers the first full day we were there but that was it. I saw another reviewer comment on the steps leading down to the beach being broke...that was still the case but i just step to the edge and not in the middle. and the screen door to the beach was off when we got there and didn't like staying on track when opened. Other than those things, I would absolutely stay there again...watching dolphins swim by while having coffee in the morning can't be beat!

  There was insufficient/no hot water available for showers or washing dishes.
  
  Also, the sliding glass door to the patio is dangerously difficult to open and close, requiring major force from an adult to operate the door. I am sure a child or an elderly person would not have the strength to open the door in an emergency.
  
  The screen door, when it wasn't falling off its track, was blown back and forth by the wind and made such a noise that all three of us were awakened by and unable to sleep due to the racket... I had to go out in the storm and place chairs in the way of the screen door to stop it from disturbing us.
  
  The unit is nice except for these items, but, until these items are fixed, I would not rent this unit again and would warn potential renters about this unit.

  We were unexpectedly moved to this rental after showing up to find that our original rental was undergoing improvements. Aside from that disappointment, being moved to this property was very pleasant. It was clean, comfortable and had very pleasant neighbors staying next to us. I would definitely stay here again. The only minor issues was an occasional smell from the bathroom most likely due to the dated sewage system in the Las Conchas area and a fridge with a compressor that was pretty loud. This didn't stop our family of four from having an enjoyable, memorable time.

  This was our first time visiting Rocky Point. The condo was the perfect size for a family of four. At first, it was a little difficult to find because the name of the condos wasn't clear on the buildings. Our grill was missing the rack and we called the rental company and they brought over a grill to use. The dishes were well stocked. The waves were calm and peaceful the first few days but then got a little choppy. I think there was a storm coming in. There were only a few people going by selling items. Bring towels, board games, and favorite pantry staples that you love. You won't find your usual wares at the store. It would have been helpful if the rental pointed out where the grocery stores and restaurants were.

  My boyfriend, son, friend, I stayed in 603 at the end of January 2015. Though it was wet & chilly during our stay, we had an absolute blast. 603 was a cute & quaint & cozy townhome, and just the right size for all of us. Kitchen was fully equipped to cook anything that we brought or purchased at Ley. Bring a lighter though, you need to light underneath the oven in order for it to work. The dining area was nice too, but the little area between the dining area and the master bedroom needs some maintenance on the drain as it was raining and the water continue to collect in there and was pretty noisy at one point. The master bedroom had a nice sized closet with a dresser in it so we didn't have to live out of our suitecases, but the closet wouldnt' open all the way. The master bathroom had a nice sized shower, but we nearly had cold showers every day, and when the water would warm up, it was a chilly luke warm. Not much counter space, but thankfully I have a hanging storage case I travel with so we survived :-) Loved the location so close to the beach. My son & boyfriend had a blast running and jumping off the edge of the property down to the beach too. It was nice sitting on the porch and in the living room with the patio door open listening to the ocean waves. I would stay at 603 again as long as the few minor things were addressed and repaired/fixed.
